Driveways, Patios & Colored Concrete
Who is a reliable concrete contractor in Escondido?
Modern Yardz is a California-licensed design-build firm (CSLB #1082881, founded 2018, 2,900+ completed projects) that pours residential concrete in Escondido - driveways, patios, pool decks, walkways, steps, and colored, stained, and stamped finishes. We use 3,500 to 4,500 PSI mixes with rebar and planned control joints, pour and cure for inland heat, and show you the finish in 3D with a line-item cost before work begins.
Why Choose Modern Yardz
for Concrete
Escondido heat changes how concrete should be poured. On a hot, dry inland afternoon, the surface of a fresh slab can dry faster than the concrete beneath it, which weakens the top layer, causes plastic shrinkage cracks, and leaves a dusty, scaling finish. Modern Yardz schedules Escondido pours for the cooler hours, keeps the slab moist through a 7-day cure, and seals only after it has cured - so a driveway or patio gets the strength its mix design promised.
The rest comes down to engineering a slab properly: a compacted base, a 3,500 to 4,500 PSI mix, a rebar grid sized for the load with fiber reinforcement where it helps, and saw-cut control joints every 10 to 12 feet on a 4-inch slab within 24 hours of the pour. Driveways get a stronger mix and heavier reinforcement. Every slab is sloped to carry water away from the house.
Concrete is also one of the most practical choices for fire-aware design. Parts of Escondido near open hillsides sit in High or Very High Fire Hazard Severity Zones, and a non-combustible concrete patio or walkway against the house keeps the ember-sensitive strip clear of mulch and wood while giving you usable outdoor space.
Every project starts with a 3D rendering and a line-item cost before any work begins. Founded in 2018, Modern Yardz has completed 2,900+ San Diego County projects and holds a 5.0 rating across 104 Google reviews. Call 619-775-9554 for a free consultation.

Concrete FAQ
Installed concrete in San Diego County typically runs $8 to $20 per square foot: standard broom-finish flatwork about $8 to $12, integral-color or light acid-stain finishes about $12 to $16, and stamped concrete with color hardener about $14 to $20. Driveways add about $2 to $4 per square foot for a stronger mix and heavier reinforcement. Pricing includes demolition, grading, base, forming, reinforcement, pour, finishing, joints, and sealer.
Yes, with the right practices. Hot, dry conditions make the surface dry too fast, which can cause shrinkage cracks and a weak top layer. We pour in the cooler part of the day, keep the slab moist during a 7-day cure, and seal only after curing - so the concrete reaches its full design strength.
All concrete eventually shows hairline cracks; the goal is to put them where you will not notice. Control joints every 10 to 12 feet on a 4-inch slab, cut within 24 hours, plus proper reinforcement and base keep cracks in the joints. Structural cracking beyond hairline is covered by our in-house workmanship warranty.
Colored and stained concrete adds warmth for a modest premium over plain gray. Stamped concrete adds texture that mimics stone or wood and is typically 20 to 30 percent less than pavers up front. Pavers cost more but flex with ground movement and can be lifted for repairs. We show the options side by side in 3D with costs.
Driveway replacements, concrete next to property lines, larger hardscape, and work that changes drainage usually require a permit, while many small patios do not; work in the public right-of-way is handled separately. We confirm what your project needs and handle the permit and inspections.
Most projects take 5 to 10 working days from demolition to sealer. Walk on it after 24 to 48 hours, drive cars on it after at least 7 days, and allow 28 days for full strength before heavy vehicles.
Seal standard concrete after the cure and every 3 to 5 years after; reseal stamped or stained concrete every 2 to 3 years to protect the color from UV. Pressure wash yearly to keep it clean.
