Rolling Hills, Views & Water-Smart Yards
Who does landscape design and backyard remodels in Vista?
Modern Yardz designs and builds landscapes and backyard remodels in Vista - drought-tolerant planting, smart irrigation, hillside terraces and retaining walls, patios and pavers, artificial turf, outdoor living spaces, and lighting - from Shadowridge to the rolling hill neighborhoods across the city. We are a California-licensed design-build firm (CSLB #1082881, founded 2018, 2,900+ completed projects) that shows you the yard in 3D with a line-item cost before work begins.
Why Choose Modern Yardz
for Landscape Design
Vista grew up on rolling hills and avocado groves - it was once called the Avocado Capital of the World - and many homes still sit on sloped lots with views that run from Palomar Mountain toward the Pacific. That terrain is the opportunity in a Vista landscape. With the right walls and terraces, a hillside that is hard to use becomes a level lawn, a patio, and a fire-lit view deck; with the right planting, the slope that remains stays put and looks intentional.
Modern Yardz plans Vista landscapes from the ground up: grading and drainage first, engineered retaining walls where the slope needs holding, then hardscape, irrigation, planting, turf, and lighting as one design. Older properties often come with mature trees worth keeping, and we design around them rather than starting from bare dirt.
Water-smart design is the default. Vista sits inland of the coast, where summers are warmer and drier, and we hydrozone planting by water need, specify drip irrigation and weather-based smart controllers, and design drought-tolerant and Mediterranean palettes to California's MWELO standards. In master-planned neighborhoods like Shadowridge, we design to any HOA guidelines and prepare the submittal.
Every project starts with a 3D rendering and a line-item cost before any work begins. Founded in 2018, Modern Yardz has completed 2,900+ San Diego County projects, including view terraces in neighboring Oceanside, and holds a 5.0 rating across 104 Google reviews. View Terraces
Level patios, fire lounges, and seating areas carved into the slope and oriented to the view, held by engineered walls with drainage.
Retaining Walls & Grading
Block and stone retaining walls, terracing, and grading that make sloped Vista lots usable, with permits handled for walls over 4 feet.
Drought-Tolerant Gardens
Mediterranean, native, and succulent planting that holds slopes, handles inland heat, and uses far less water than lawn.
Smart Irrigation
Drip and low-flow zones grouped by plant need, run by weather-based controllers, and built to MWELO standards.
Patios, Turf & Play Space
Paver and concrete patios plus artificial turf for kids and pets - green year-round with almost no water.
Lighting for Hillside Evenings
Step, path, and accent lighting that makes terraces and stairs safe and inviting after dark.

See it in 3D before we build it
Every landscape design project starts as a photo-realistic 3D model, so you can walk through the finished space and change it before anything is poured or planted. This is one of those walkthroughs.
A sloping yard cut into stepped terraces behind white retaining walls, with a covered outdoor kitchen and bar, a linear fire table in a lounge, and frameless glass railings holding the view.

Landscape Design FAQ
Across San Diego County, our landscape projects range from about $25,000 for focused upgrades such as turf, lighting, and planting to $300,000+ for complete transformations, with most projects running $50,000 to $150,000. Hillside walls and terracing add to cost. The design fee is typically included, and your 3D design comes with a line-item cost.
Yes. Engineered retaining walls and terraces create level spaces for lawns, patios, and seating, and drainage behind every wall keeps water pressure off it. Walls over 4 feet require permits and engineering, which we handle. Several shorter terraced walls often look better and keep views more open than one tall wall.
Usually, yes. Established trees - including older avocado and citrus on former grove lots - add shade and character. We design grading, walls, and paving around their root zones and adjust irrigation so they stay healthy through construction.
Plants suited to warm, dry inland summers: Mediterranean shrubs like rosemary, lavender, and olive; California natives and salvias; succulents and agaves; and ornamental grasses. Deep-rooted shrubs and groundcovers are also the best way to hold a slope.
If your neighborhood has an HOA, visible exterior changes such as front-yard landscaping and walls usually need its approval. We review your community's guidelines and prepare the submittal with 3D renderings.
Turf-replacement rebates, about $2 per square foot through SoCal WaterSmart and more in unincorporated county areas, are often available through regional and local water programs, though eligibility and pre-approval rules change. We confirm current options for your address and prepare the documentation.
A planting refresh is quick; a full hillside remodel with walls, patios, turf, and lighting is built in phases over several weeks, and engineered walls need permit approval first. You get a schedule with your design.
