Coastal & Inland Concrete Done Right
Who is a good concrete contractor in Oceanside?
Modern Yardz is a California-licensed design-build firm (CSLB #1082881, founded 2018, 2,900+ completed projects) that pours residential concrete in Oceanside - patios, driveways, pool decks, walkways, steps, and stamped, colored, and decorative finishes - from beachfront and harbor homes to inland view lots. We design each slab for the soil it sits on, seal for coastal exposure, and show you the finish in 3D with a line-item cost before work begins.
Why Choose Modern Yardz
for Concrete
Concrete near the beach and concrete on an inland mesa face different problems, and Oceanside has both. Along the coast and around the harbor, salt air and moisture attack unsealed concrete and corrode exposed steel, so finishes need a quality penetrating sealer and reinforcement needs proper cover. Inland, many tracts sit on expansive clay that swells and shrinks with moisture, and slabs there need a well-compacted base, the right reinforcement, and joints placed to control cracking. Modern Yardz builds each slab for the ground and exposure at your address.
Oceanside's soils change quickly - alluvial valley soils along the San Luis Rey River, marine-terrace deposits on the coastal mesas, and clay in inland neighborhoods - so we check the ground on every project. Then we do the fundamentals right: 3,500 to 4,500 PSI mixes, a properly sized rebar grid with fiber where it helps, saw-cut control joints every 10 to 12 feet on a 4-inch slab within 24 hours of the pour, and slopes that move water away from the house.
Approvals depend on location. Oceanside issues most of its own Coastal Development Permits, while the Coastal Commission retains the immediate beachfront and appeal authority near the shore, harbor, and Buena Vista Lagoon - which can matter for grading and larger hardscape. Gated communities like Saint Malo and Ocean Hills add CC&Rs. We sort out what your project needs.
Every project starts with a 3D rendering and a line-item cost before any work begins. Founded in 2018, Modern Yardz has completed 2,900+ San Diego County projects, including Oceanside view terraces and outdoor kitchens, and holds a 5.0 rating across 104 Google reviews. Concrete FAQ
Installed concrete in San Diego County typically runs $8 to $20 per square foot: standard broom-finish flatwork about $8 to $12, integral-color or light acid-stain finishes about $12 to $16, and stamped concrete with color hardener about $14 to $20. Driveways add about $2 to $4 per square foot for a stronger mix and heavier reinforcement. Pricing includes demolition, grading, base, forming, reinforcement, pour, finishing, joints, and sealer.
With a quality penetrating sealer after the 7-day cure, resealing on schedule, proper concrete cover over reinforcement, and drainage that keeps salt water from sitting on the surface. Occasional rinsing helps too. Decorative concrete near the coast should be resealed every 2 to 3 years.
All concrete develops hairline cracks; the goal is controlling where. On expansive clay we compact a solid base, size reinforcement for the movement, cut control joints every 10 to 12 feet within 24 hours, and keep water from soaking the soil at the slab edges. Structural cracking beyond hairline is covered by our in-house workmanship warranty.
Many small patios do not, but driveway replacements, concrete near property lines, larger hardscape, and work that changes drainage usually do, and grading near the coast can bring coastal review. We confirm requirements and handle the permits.
Stamped concrete is typically 20 to 30 percent less expensive up front and looks seamless, but it is one slab, so cracks show. Pavers cost more but flex with ground movement and can be lifted for repairs - often the better choice on clay. We recommend per project and show both in 3D.
Most projects take 5 to 10 working days from demolition to sealer. Walk on it after 24 to 48 hours, drive cars on a driveway after at least 7 days, and allow 28 days for full strength before heavy vehicles.
Often. We repair structural cracks with epoxy injection, resurface worn or spalled slabs with polymer-modified overlays, and raise sunken sections. Matching weathered decorative concrete is hard, so we sometimes recommend resurfacing a whole area for a uniform look.
