Concrete Contractor

Patios, Driveways & Pool Decks
Who is a good concrete contractor for patios and driveways in Carlsbad?
Modern Yardz is a California-licensed design-build firm (CSLB #1082881, founded 2018, 2,900+ completed projects) that pours residential concrete in Carlsbad - patios, driveways, pool decks, walkways, steps, and stamped and decorative finishes. We engineer each slab for the soil it sits on, use 3,500 to 4,500 PSI mixes with rebar and planned control joints, design to your HOA's standards, and show you the finish in 3D with a line-item cost before any work begins.
Why Choose Modern Yardz
for Concrete
Concrete in Carlsbad has to answer to the ground first. Near the Village and Terramar, many lots sit on sandy marine-terrace soil that drains well; toward La Costa and the inland hills, expansive clay swells and shrinks with moisture and puts real stress on a slab. Modern Yardz designs the base, reinforcement, thickness, and joint layout for the soil at your address, so the concrete moves where we plan it to move - into the joints - instead of cracking across your patio.
Good concrete is mostly decisions made before the pour: 3,500 to 4,500 PSI mix designs, a properly sized rebar grid with fiber reinforcement where it helps, saw-cut control joints placed every 10 to 12 feet on a 4-inch slab within 24 hours, and drainage that sends water away from the house. We also keep the job clean in a city ringed by lagoons - Carlsbad prohibits non-stormwater discharges like concrete washout from entering its storm drains, so washout is contained on every pour.
In Aviara, La Costa, Bressi Ranch, and Calavera Hills, the HOA architectural committee usually decides what a new driveway or front walk can look like. We design colors, finishes, and borders to those guidelines and prepare the submittal, and every project starts with a 3D rendering and a line-item cost before any work begins.
Founded in 2018, Modern Yardz has completed 2,900+ San Diego County projects, including a multi-level ocean-view rebuild in Carlsbad with poured concrete pads, custom steps, and turf inlays, and holds a 5.0 rating across 104 Google reviews. Call 619-775-9554 for a free consultation.

Concrete FAQ
Installed concrete in San Diego County typically runs $8 to $20 per square foot: standard broom-finish flatwork about $8 to $12, integral-color or light acid-stain finishes about $12 to $16, and stamped concrete with color hardener about $14 to $20. Driveways with a stronger mix and heavier reinforcement add about $2 to $4 per square foot. Pricing includes demolition, grading, base, forming, reinforcement, pour, finishing, joints, and sealer.
All concrete develops hairline cracks over time; the goal is to control where. We cut control joints every 10 to 12 feet on 4-inch slabs within 24 hours of the pour, use 3,500 to 4,500 PSI mixes with properly sized rebar and fiber where it helps, and design the base for your soil - more carefully on inland clay. Structural cracking beyond hairline is covered by our in-house workmanship warranty.
Many patios do not need a building permit, but driveway work, concrete near property lines, larger hardscape, and anything that changes drainage often does, and work in the public right-of-way is handled separately. Separately, most Carlsbad planned communities require HOA approval for driveways and visible front-yard work. We confirm both and handle the paperwork.
Stamped concrete is a single pour textured to look like stone or wood, typically 20 to 30 percent less expensive up front, with a seamless look. Pavers cost more but are individual units that flex with ground movement and can be lifted for repair. On inland clay, pavers often age better; on stable ground, stamped concrete is a strong value. We recommend per project.
It can be when wet, so we add a slip-resistant grit to the sealer, choose stamp patterns with real texture, and often recommend a cool-deck overlay for pool decks, which combines a non-slip surface with a cooler feel underfoot.
Most residential projects take 5 to 10 working days from demolition to sealer. Light foot traffic is fine after 24 to 48 hours, cars should stay off a driveway for at least 7 days, and concrete reaches full design strength at 28 days. We plan the schedule so you are never without access for more than 2 to 3 days.
Standard concrete gets a penetrating sealer after the 7-day cure and a reseal every 3 to 5 years; stamped or stained concrete should be resealed every 2 to 3 years to protect the color. Near the coast, an occasional rinse keeps salt and dust off. We offer a reseal service if you prefer to outsource it.
